The Local Land Charges service provided by South Kesteven District Council supports prospective purchasers of property and land, ensuring they are not caught out by pre-existing obligations or restrictions.
Restrictions can include Conservation Areas, Tree Preservation Orders, Smoke Control Orders and other financial charges where the Council can recover money owed to it.
The Local Land Charges team maintain the Local Land Charges register, as required by the Local Land Charges Act 1975.
They also carry out searches of the register and respond to applications submitted by solicitors and conveyancers as part of the conveyancing process when purchasing land or property.
Cllr Philip Knowles, Cabinet Member for Corporate Governance and Licensing said: “Purchasing land or property can be a particularly stressful time but our Local Land Charges team are able to provide a quick and efficient service to ensure your searches run smoothly.
With over 40 years combined experience, our Local Land Charges team can provide high-quality, accurate and trustworthy searches.”
Following a busy and challenging period, the Council has worked to significantly reduce the turnaround for searches to the current level of just two working days.
A purchaser can choose between a search provided by the Local Authority or a search via a private personal search company. However, as with all searches, the information must be obtained from the local authority.
